Real estate commission calculator: what you actually take home from a Singapore sale
Put in the price, the commission rate and your split with your agency. You see the 9% GST, what your client pays and what reaches you.
The deal, the rate and your split
Every rate is one you type. Commission in Singapore is agreed with each client, so there's no default.
- 01Pick a sale or a rental, then put in the price, or the monthly rent and the months of rent you charge.
- 02Put in the commission rate you agreed, and say whether your agency charges GST on top.
- 03Put in your share from your agency. Add a share for another agent or a referrer, fees or a yearly goal if you have them.
How the sum works
The sum sits under the result, filled in with your numbers.
Commission = price x rate. S$1,200,000 at 2% is S$24,000.
GST = commission x 9%, paid by your client on top through your agency. On S$24,000 that's S$2,160, so the client pays S$26,160.
If the rate already includes GST, the commission before GST is the total divided by 1.09.
You keep = commission x your share from the agency, minus any share you give another agent, and fees. At 80%, S$24,000 pays you S$19,200 before income tax.
Where the 9% comes from
The GST rate is IRAS's, and CEA sets out how commission is agreed.
IRAS: "The current GST rate in Singapore is 9%." GST-registered businesses charge it on their sales, and that includes an agency's commission.
CEA: "Commissions are not fixed, and you are free to negotiate the amount or rate." Clarify with your client whether the rate includes GST.
CEA: "Only GST-registered property agencies can charge GST." Untick GST if your agency isn't registered.
The GST goes to IRAS through your agency. It's never part of your split.

It's usually quoted in months of rent. Put in the monthly rent and the months you charge, and the calculator does the rest the same way.
No. PropNex's guidelines say a salesperson who collects commission from you can't collect from the other party too. In a co-broke, each agent collects from their own client.
