How commission is worked out

Five common plans, with the sums written out. Put the same numbers in and you'll get the same answer.

  • One flat rate: $48,000 in sales at 7.5% is $3,600.

  • A split: a $1,200,000 sale at 2% is $24,000. Half goes to the other agent and your agency keeps 30% of yours, so you take home $8,400.

  • Tiers: 5% up to $25,000, 8% up to $50,000 and 10% above. On $62,000 that's $1,250 + $2,000 + $1,200 = $4,450.

  • The top rate on everything: some plans pay 10% on all $62,000 once you pass $50,000. That's $6,200, so check which kind yours is.

  • A quota with an accelerator: $4,000 base, a $40,000 quota at 10%, and 15% above it. Sell $52,000 and you earn $5,800 in commission, $9,800 for the month.

See how much you need to sell to earn what you want

Put in the income you want and your rate, and the calculator works back to sales, deals and meetings.

  • Want $60,000 a year in commission at 10%? That's $600,000 in sales.
  • At $8,000 a deal, that's 75 deals, or about 6 a month.
  • If you close 1 meeting in 4, that's 300 meetings a year, about 6 a week.

Know what the deal pays before you agree to it

Run the numbers when your pay gets decided, not after.

  • 01Before you agree a fee or a split with another agent
  • 02When your statement arrives and a figure looks low
  • 03When you're choosing between two offers or two plans
  • 04In January, when you set the number for the year

Keep the year's number on your phone

The calculator is free. ActivityTracker, the app we make, is paid, and it keeps the number you just worked out in front of you all year.

  • "Needs $9,400/month" on the goal, redone every time you update it
  • A slow month raises what the next ones need, and the goal shows the new figure.
  • On track, at risk or off track, at a glance
  • Log a deal with its value and the month's total adds up for you
